Buying property as an investment is on the rise for those that have resources. Property that was out of reach, or simply overpriced a few years ago is now selling fast. Long-term investors know trends come and go. Real property as in real estate is not renewable land cannot be grown, or imported land is limited. The real estate market goes hand in hand with the overall economy. When jobs are scarce disposable income or investment income, also becomes scarce. There are more and more cash deals and many investors still leverage collateral to buy investment property. Investment property can be a single-family home, a shopping mall, or apartment complex. Property investment is long term in many cases. Investors can buy property relatively cheap in comparison to a few years ago. Given all that, it still does not mean that the property can be resold immediately for a profit. Apartment complexes as investment property pay dividends monthly in the form of rent. Shopping malls as investment can pay off because commercial property has a greater market. Renting commercial space to leading retailers can pay off over the long term, and some leasing contracts are tied to sales. The leasing amount monthly can be based on sales versus a fixed amount. Paying cash for investment property does have downfalls. Investors new to property investment may not realize that title insurance is not a requirement for cash transaction. Title insurance insures sellers have the right to sell a property. The lender if obtaining a mortgage on the property requires title insurance. Title insurance insures there are no liens or others that have an interest in the property. Investors know that diversification is essential in an investment portfolio. Real estate is always recommended in any investment portfolio. Investors must weigh the pros and cons, for example, what are taxes on the property, maintenance, and up keep. If collecting rent, insure the rent is high enough to cover all costs of maintaining the property. Cash investors many times ignore property inspections; spending money on a certified property inspector is a smart investment. The inspector may find a problem that could potentially cost thousands of dollars later down the road. Property investment can be a sensible way to build an investment portfolio. Real estate investment for the most part will be long term. There will be trends and ups and down, but real estate investment is always a terrific deal.
